Once your property is ready for letting, you'll need to decide how to advertise the property. As well as deciding where you want to list the property, think about what features of the property you should highlight and take photographs which show the property in an attractive, but realistic light.

If you decide to instruct an agent, they will advertise the property and find tenants for you. Whether you advertise the property yourself, or an agent manages this for you, the advertisement must include details of any fees that the tenant will be expected to pay.

Advertising your property

There are a number of different places to advertise a property. These include:

  • dedicated property websites
  • online classified advert websites
  • local newspapers
  • putting a notice up on the property

These methods all have advantages and disadvantages. Simply putting a notice up on the property may cost less, but may prove to be less effective than advertising in papers or online. If you decide to let your property through an agent, the agent will probably use a variety of these methods to advertise the property.

Advert details

Your advert should give some basic information about the property, including:

  • the rent per calendar month
  • the date the property becomes available
  • the type of heating
  • whether the property is furnished or unfurnished
  • the number of bedrooms
  • the rates payable on the property and whether the tenant or landlord is legally liable for rates on the property

You are legally required to have a valid Energy Performance Certificate for any property you are planning to rent. You have to make this available to any prospective tenants who want to view the property, so you may wish to include a copy of the certificate in your advert.

Your advert must include information about any fees people will have to pay if they want to apply for the property.  This information should say what each fee is for, how much the fee is and whether it is refundable if the application isn't successful. 

Including photographs in your advert can increase its effectiveness, although there may be an additional charge for this. Make sure you emphasise the positive points of the property. If the property has recently been refurbished or redecorated or it has a garden or parking space, let people know.
